A buyers agent finds, assesses and negotiates a property for you, the buyer. A selling agent works for the vendor and is paid to get the highest price. We are paid only by you, so our job is the right property at the right price.

At Rothmore that means five stages: a written plan for your portfolio, finance confirmed with a licensed broker, national market research, finding and negotiating the property, then reviewing it with you every year.

For most investors, the value is in what you avoid: the wrong suburb, an overpriced property, or a building problem you only find after settlement. You also save the weekends you would spend searching, and you get access to properties that never reach the portals.

If we think you don't need us, we will tell you on the first call.

No. Many clients start before they speak to a lender. What matters is that your borrowing capacity is confirmed before we search, so you never fall for a property you can't fund.

If you don't have a broker, we can introduce you to our finance partner, Lending Capital.

It depends on your income, your existing equity and the lender. As a guide, lenders usually look for a deposit of 10 to 20% of the price, plus purchase costs such as stamp duty, legal fees and inspections. A deposit under 20% usually means paying lenders mortgage insurance.

Many investors use equity in their home instead of cash savings. A licensed broker can tell you exactly where you stand. This is general information, not credit advice.

Our fee depends on what you need: a full plan and search, or acquisition support on a property you have already found. We agree a fixed fee in writing before any work starts, so there are no surprises and no hidden commissions.

You get an exact figure on your discovery call. Buyers agent fees on an investment property are generally added to its cost base for capital gains tax, not claimed as an immediate deduction. Confirm with your accountant.

You do, and only you. We do not accept fees or incentives from vendors, selling agents or developers for recommending a property. That is what lets us say no to a property honestly.

Any relationship with a business we may refer you to is listed on our Disclosure page and given to you in writing before any referral.

Nationally. We choose the market from research, not from where our office is. Every market is compared on supply, demand, rents and affordability, and you see the ones we ruled out and why.

Every property is scored against our 24-metric Blueprint before it reaches you. It covers the market, the street, the building, the price against comparable sales, rental demand and risk.

Most properties fail. The ones that pass are inspected, and you get a written recommendation: why it fits your plan, what could go wrong, and the price where we would walk away.

Yes, and most of our clients do. We inspect on the ground, send video walkthroughs, and arrange independent building, pest and strata reports. You get every report and make the final decision.

We also connect you with a local property manager before settlement, so the property is ready to lease.

An off-market property is sold before it is advertised on the portals, usually through agent relationships. 73% of the properties we buy are secured off market, so you are not bidding against the crowd.

Off market does not automatically mean good value. Every off-market property goes through the same 24-metric assessment as any other.

Usually 4 to 12 weeks from engagement to an accepted offer. It depends on your budget, the market and how specific your brief is. We will not rush a purchase to meet a timeline. The right property matters more than a fast one.

You are never obliged to buy. Every property comes with the reasons it fits your plan, and you can say no. We take your feedback and keep searching. Your brief can change too, if your goals do.

Under tax laws passed in 2026, negative gearing for residential property is limited to new builds from 1 July 2027. Properties already held at 7:30pm AEST on 12 May 2026 are exempt. The 50% capital gains tax discount is also being replaced by indexation and a 30% minimum tax, for gains from 1 July 2027.

That does not make every new build a good investment. We compare new and established options for your situation, and your accountant confirms the tax position. This is general information, not tax advice.

Yes, with the right advice. Since 10 August 2026, an SMSF can only borrow to buy business real property, such as commercial premises. A fund can still buy residential property without borrowing.

Trusts and companies are common for investors. We assess the property; the structure decision belongs to your accountant or a licensed financial adviser. We do not give structure or tax advice.

Most agencies stop at settlement. We hand the property to your property manager, then review it with you every year. We check rent and costs against the original case, test your plan against your goal, and agree the next move: buy, hold or adjust.

No questions match that search. Ask us on a call instead.
