Off-market property

Updated November 2026

A property sold without being publicly advertised on the major portals. It is usually offered quietly through agents, buyer's agents or direct approaches.

At a glance
  • Not listed on realestate.com.au or Domain
  • Often sold before or instead of a public campaign
  • Less competition, but not automatically better value

How it works

Vendors sometimes want a quiet sale for privacy, speed or to test the price. Selling agents then offer the property to buyers and buyer's agents they know. Some properties are offered pre-market, shortly before a public campaign starts.

The trade-off

Fewer buyers can mean less competition. It also means less price transparency, so comparable sales and independent due diligence matter even more.

For investors

73% of the properties Rothmore buys are secured off market. Every one still goes through the same 24-metric assessment as an advertised property.

Common questions

Are off-market properties cheaper?

Not always. Some sell below what a public campaign might achieve, others at full value. The price still needs to be tested against comparable sales.

How do I get access to off-market property?

Mainly through relationships with selling agents. Buyer's agents who buy regularly in a market tend to hear about them first.
