Off-market property, explained honestly
- An off-market property is sold without a public campaign on the major portals.
- Less competition can help buyers, but it also means less price transparency.
- Off market is a way of finding a property, not a reason to buy one.
- Every off-market deal still needs comparable sales and full due diligence.
What off-market actually means
An off-market property is sold without being advertised on realestate.com.au or Domain. Instead, the selling agent offers it quietly to buyers and buyer's agents they already know. A pre-market property is similar, but offered shortly before a public campaign is due to start.
Most off-market sales still involve a licensed selling agent and a normal contract. The difference is how buyers hear about the property, not how the sale works.
Why vendors sell quietly
Vendors choose an off-market sale for practical reasons:
- Privacy: no photos online, no open homes, no neighbours walking through.
- Speed and certainty: a quick sale to a ready buyer, without a four-week campaign.
- Testing the price: an agent can check what serious buyers will pay before spending on marketing.
- Circumstances: separation, an estate, or a tenanted property where open homes are difficult.
On market or off market: the real trade-offs
| Advertised campaign | Off-market sale | |
|---|---|---|
| Competition | Often high, especially at auction | Usually lower, sometimes one buyer |
| Price transparency | Asking price guides and visible results | Less public information |
| Time to decide | Set by the campaign or auction date | Often short, the vendor may move on |
| Cooling-off in NSW | Not at auction | Usually applies to a private treaty sale |
| Who hears about it | Anyone online | Buyers known to the selling agent |
When off market helps, and when it does not
Off market helps when it gives you time to assess a property properly without a crowd pushing the price up. It does not help when the speed of the deal pushes you to skip checks, or when a property is quiet simply because it would not sell well publicly.
A selling agent offers a tenanted three-bedroom house off market at $720,000. Recent comparable sales nearby sit between $680,000 and $705,000. The off-market label does not make it good value. Here, the price would need to come down, or the property would need a clear advantage the comparable sales do not have.

How we assess an off-market deal
At Rothmore, off-market properties go through exactly the same 24-metric Blueprint as advertised ones. That includes the market, the street, the building, the lease, comparable sales and risk. 73% of the properties we buy are secured off market, and many more off-market offers are declined because they fail the same tests.
The rule is simple: off market is a way of finding a property, not a reason to buy one.
FAQ
Are off-market properties cheaper?
Not always. Some sell below what a public campaign might achieve, others at full value or more. The price still has to be tested against comparable sales.
Is it legal for agents to sell off market?
Yes. Vendors can choose how their property is marketed. Agents must still follow the rules that apply to every sale, including contracts and disclosures.
Can I get off-market properties without a buyer's agent?
Sometimes, by building relationships with local selling agents. Buyer's agents who buy regularly in a market usually hear about them first.
