What changes once you own a few properties
- Lending gets harder: since 1 February 2026, banks can make only 20% of new lending at a debt-to-income ratio of 6 or more
- Tax rules have changed: negative gearing for residential property is limited to new builds from 1 July 2027, with existing holdings exempt
- Land tax thresholds start to bite if your holdings sit in one state
- The order of purchases and the lender you use matter as much as the property
How we help
- 01Review what you own
Each property's performance against its original case, and your equity position.
- 02Plan the sequence
Which purchase next, where, and how it is funded, with your broker and accountant.
- 03Compare new and established
Under the 2026 rules, with your accountant confirming the tax position.
- 04Buy and review
Secure the property, then review the whole portfolio every year.
Common questions
I already have a few properties. Can you still help?
Yes. Experienced investors are our core clients.
Do the 2026 tax changes affect properties I already own?
Properties held at 7:30pm AEST on 12 May 2026 are exempt from the negative gearing limit. Confirm your position with your accountant.
Should I sell an underperforming property?
Sometimes. We review it against your plan, and your accountant advises on the tax impact of selling.
